Stylish staging ideas and creative design solutions gave this one-bedroom plus den loft the edge it needed to attract a solid offer in a short period of time, agent Julie Kinnear says.

“It was on the market for three months with another agent,” she says. “[The sellers] consulted with me on how to make it look its best.”

Ms. Kinnear had the sellers declutter the 685-square-foot space, rearrange the furniture and frost the windows, which created more privacy without sacrificing natural light.

These changes also helped showcase the upgrades added to the third-floor unit after it was completed three years ago.

There are engineered hardwood floors throughout, glass pocket doors to the den, a wall-to-wall closet covered with mirrors in the master bedroom and energy-efficient features in the bathroom. “Most people buy these places and don't do anything,” Ms. Kinnear says.

The open kitchen features a mobile granite-topped island and breakfast bar where a host can prepare meals while chatting with guests. “That made the space very usable,” the agent says.

Other perks include a balcony, stacked laundry machines and storage space.

Exposed ductwork, circular columns and nine-foot polished concrete ceilings add character.

The unit also comes with parking. The monthly fee of $350 covers heating costs.

Shared facilities include a rooftop space with a kitchen, terrace and views of the CN Tower.
