After being outbid on properties in the High Park and Roncesvalles areas, Julie Kinnear's client acquired this 2 1/2-storey, semi-detached house by offering $35,100 more than the asking price.

"It's right in the heart of the neighbourhood," Ms. Kinnear says, which puts the owner within steps of Sorauren Park, shops and schools.

"It's a really hot neighbourhood."

Original baseboards and trim add charm to the roughly 80-year-old house, which has updated wiring and main-floor hardwood floors, as well as a new roof.

Also, the basement was recently renovated.

The buyer will use the property as a single-family home, but it could easily be separated into two units.

The first would begin on the main floor, where there is a living room with a coffered ceiling, decorative fireplace and pocket doors to the dining room.

The latter provides access to a lower-level bathroom and bedroom, as well as to an eat-in kitchen that opens to a landscaped backyard with an abundance of foliage and a pathway to a patio area.
