The lack of private parking was a drawback at this semi-detached residence in High Park, but several unique features attracted a handful of bidders, agent Julie Kinnear says, and the house sold at a $62,100 premium.

"It wasn't your typical, open-concept, renovated semi," she adds. "The house was amazing."

With its front porch separated from the neighbour's, and a 21-foot frontage, it feels like a detached home, the agent says. "[The frontage is] three to five feet wider than a lot of the semis [in the area]."

Equally important is that it has four bedrooms, including one with a brick fireplace and a balcony. "Most [homes in the neighbourhood have] three bedrooms for the same size and price," Ms. Kinnear notes. "So you skimp on the size of the bedrooms by adding one more, but it was worth it."

Another unique feature is the restored, built-in seating area in the foyer. "It was adorable," the agent says.

Improvements made in the past half-dozen years or so include the landscaping of the yard by a professional, updating the wiring and air-conditioning systems, and installing new windows, roofing and high-efficiency furnace.

Renovations also were done in the main bathrooms upstairs and one in the basement. The lower level also has a recreation room and separate entrance.

Along one side of the main floor is a living room with a new gas fireplace, and a dining room with a beamed ceiling, plate rail and built-in window seating with storage below.

The kitchen has new stainless-steel appliances, halogen lighting and an exit to the backyard, where there is a multilevel cedar deck, LED lighting and a child-safe, six-seat hot tub.

"It was party palace," the agent says. "All the neighbourhood kids and adults would go ... there to play."

There is street parking; the subway, parks, a recreation centre and shops are nearby.
