Done Deal: Large unit in boutique condo has an ideal Rosedale location

The Action: In a 15-year-old mid-rise just north of Rosedale subway station and Ramsden Park, this two-bedroom-plus-den suite was largely courted by buyers downsizing from homes in Rosedale, Summerhill and the Annex. The building’s low turnover ensured a ready audience at the open houses and a buyer with terms for a deal after a few weeks of exposure in February.

What They Got: There are roughly three dozen units in a seven-storey building where this roughly 1,400-square-foot suite has a split bedroom layout with a large living and dining area with French doors to a balcony between two bedrooms, including a master with a walk-in closet and one of two four-piece bathrooms.

By the entrance is an enclosed den and kitchen opened up and renovated with granite counters, stone backsplashes and stainless steel appliances, as well as a pantry and laundry room.

The unit comes with a locker and two parking spots, as well as monthly dues of $1,482 fees for water, concierge, gym, party room and guest suites.

The Agent’s Take:

"It doesn’t feel like a big huge apartment building, it feels like a boutique hotel experience. [For instance] they have lots of crown mouldings in the hallways, nice lighting and really nice concierge," agent Julie Kinnear explains.

"If you have guests, they don’t actually have to stay with you, but in the guest suite, which is nice if you need more space."

This suite also provides luxuries within its walls and just beyond. "It was on the large side and one of the benefits was it had two-car parking," Ms. Kinnear notes. "And the subway is right there, as well as all the shops on Yonge, so it’s a super primo location in Rosedale."
