Lawrence West townhouse gets two offers

The Action:
Within walking distance of Lawrence West subway station, Lawrence Square and Yorkdale malls, this two-bedroom townhouse was only subject to a week of exposure before two competing offers were made. The winning bid came from visitors at one of the open houses.

What They Got:
A condominium townhouse complex known as Liberty Walk features several townhouse blocks composed of two-storey units stacked on top of one another, along with inner courtyards and underground and surface parking.

Facing the main road circling around the complex, this lower-level unit has a 20-by-15-foot terrace with a storage room just beyond the entrance into the 940 square foot space.

The combined living and dining area along the windows features upgraded engineered wood floors, while the open, galley-like kitchen has ceramic tile floors and backsplashes and access to laundry and powder rooms.

Upstairs, there is a four-piece bathroom and a sitting area off the master bedroom with a bright bay window.

Last of all, this unit comes with underground parking and a monthly fee of $290, which covers water costs.

The Agent's Take:

"It was a cute little complex, it's very affordable and it was in good condition," says agent Julie Kinnear. "People really like it in there, especially since it's close to Lawrence West subway station."

Buyers also appreciated that this unit felt more like a low-rise home than a high-rise suite. "There are a lot of walking paths and underground parking, like a condo, but with this [unit], you could drive right to it and park out front, like a house," adds Ms. Kinnear.

"It's one of the lower units, which made for having a larger terrace, and I like a terrace on the same level as the kitchen instead of having to walk up to the second or third floor to get to your terrace."
