Loft in Roncesvalles sells for $21,000 over asking

The Action:

Along the north side of Sorauren Park, Sorauren Lofts has roughly half a dozen loft ownership opportunities annually. Among the first few sold so far this year is this two-bedroom suite that was scooped up in a bidding war.

What They Got:

In 2000, a ball-bearing factory was reconfigured for 48 hard lofts, including 900 square feet carved out for this south-facing suite with 15-foot ceilings, exposed brick and beam and steel-framed mezzanine level.

  • Last year, the interior was hallowed out for all new mechanical systems, wood floors and pocket doors to the bathroom, as well as a redesigned kitchen with stainless steel appliances and sliding pine door to a deep pantry.
  • There are sleeping quarters off the living and dining area, including one open concept with a walk-in closet and the other elevated with access via a new custom staircase.
  • Monthly fees of $350 cover water and party room.

The Agent’s Take:

"It's one of the first loft conversions in Roncy, so it's pretty cool,"

says agent Julie Kinnear.

"It has no amenities – so there’s no concierge, underground parking garage, pool or fitness room – which means the maintenance fees are nice and low."

The seller’s distinct interior design also enhanced the unit’s built-in-in features.

"Most of them aren’t two bedrooms, so this was larger than a lot of them, and … a lot of them have raised bedrooms, but this one was raised so much, you could walk underneath it,"

says agent Julie Kinnear.

"[Plus] this one overlooks the park from the second floor and ... some units don’t have windows looking out anywhere, they only have a skylight."
