The Action:

Semi-detached properties are popular real estate in Roncesvalles, but to ensure this three-storey version got noticed by potential buyers – who might have been enticed by a shorter two-storey home also for sale on the street at the time – presale marketing signs and brochures were sent out in early September. When opening day did arrive there were about 40 showings and three pre-emptive offers.

What They Got:

Some of the original features of this more than century-old Edwardian had been preserved or restored, such as the oak front door and antique door knobs, but the rest was replaced or renovated over the past decade. The roof, windows, mechanicals and soundproofing had been updated and existing third-floor bedrooms had been combined into a skylit master bedroom with a wet bar, vaulted ceilings and cedar deck.

  • The 2,200-square-foot house was also expanded for a new breakfast area off the remodelled kitchen with walkout to a custom deck and a new second-floor laundry room and second bathroom.
  • Various improvements modernized a fireside living room, dining area and lower-level recreation room, along with three second-floor bedrooms, including one with a beamed ceiling and gas fireplace.
  • In recent years, the south-facing garden on the 19-by-125-foot lot was landscaped and a double garage rebuilt; it is also used as a 380-square-foot studio with three skylights.

It was in a great location: Garden [Avenue] is halfway up Roncy [Avenue], so you’re close to all the shops and restaurants,

When you compare it to other things, it had some pretty exceptional advantages buyers appreciated, like it had an addition on the main level, which is a big deal; it has an incredible studio garage that was 1 1/2 storeys and insulated with an industrial heating system; and the third floor is … a huge space and the ceilings are awesomely high..

All the luxuries also amounted to a comfortable atmosphere.
