Three offers drive up Bloor West home’s sale price

The Action:

A trio of offers emerged from a crowd of buyers who visited this 2,130-square-foot house on a treed street just east of Jane Street in Bloor West Village.

What They Got:

Over the past few years, this brick Edwardian was gutted and redesigned by Lieux Architects to incorporate a rear addition containing two new bedrooms upstairs, a lower level media room just larger than the adjacent games room and a main floor family room with over 10-foot ceilings, a gas fireplace and double doors to a landscaped yard with a patio, arbour and water feature.

The kitchen was remodelled so it now has stainless steel appliances, a granite-topped island and pantry, plus a built-in desk and easy access to the fireside dining room.

Upscale appointments include hardwood floors throughout, heated porcelain floors in three out of four bathrooms and laundry facilities amid the four bedrooms upstairs, along with central vacuum, sound and media systems.

Other vitals include new mechanics, roof and windows, and parking in a garage off the mutual driveway.

The Agent's Take:

"[The sellers] didn't want to move out to get a bigger house … so they put in a big family room addition," says agent Julie Kinnear. "But they're very rare and don't come up very often, maybe one or two a year."

Original sections of the property were also altered in a unique way to suit modern families. "They didn't leave the formal living room because a lot of people don't need it, so instead they chose to make their kitchen area larger with a home office built-in, so the family room could be bigger too," says Ms. Kinnear.

"They also did a lot of beautiful landscaping. It was a total entertainer's house."
