"It was a cool house," says agent Julie Kinnear. The property is situated on a quiet street near desirable schools, parks and recreational amenities. It’s also close to the subway, shops, restaurants and night life along Yonge Street.

In Etobicoke’s New Toronto neighbourhood, properties can remain on the market three weeks to three months, agent Julie Kinnear says.

But this renovated, two-storey house just north of the waterfront was snatched up in a few days, likely because it offered a combination of traditional charm and modern upgrades, and was priced attractively, the agent says.

Listed in the low $300,000s, this semi-detached residence in Leslieville was a desirable property, offering newly renovated living spaces and two-car parking, agent Julie Kinnear says.

Earlier this year, the 958-square-foot house with two bedrooms was gutted and remodelled. The windows as well as sections of the roof were replaced, while the wiring, air-conditioning system and plumbing were updated.

The original buyers of this unit on the sixth floor of a 16-storey building just north of Nathan Phillips Square custom-designed the space as the building was being constructed two years ago.

The 688-square-foot suite with one bedroom and a den has nine-foot ceilings, engineered hardwood floors, and halogen lights in the combined living and dining room.

On a tree-lined street in Parkdale, this renovated century home has unique design features and a three-bedroom layout, says agent Julie Kinnear.

“It was a very cool Victorian,” she says, citing that it is one of very few in the area that has a full-sized, unfinished basement and an extensive amount of exposed brick wall.

This two-storey, semi-detached house in Leslieville is tucked into a quiet and scenic enclave, steps from the Little India Bazaar on Gerrard Street and the shops and restaurants on Queen Street East.

"There’s a little pocket in there with … tree-lined streets and older brick houses, so it’s different from other parts of Leslieville," agent Julie Kinnear says.

250 Queens Quay West #1208

The previous owners recently modified this 785-square-foot luxury suite on the 12th floor of an older high rise near the Harbourfront Centre with a unique two-bedroom layout and polished look, says agent Julie Kinnear.

"They took out a sunroom and added a second bedroom with a closet and interior window, which made it so much more usable space for a guest room or a kid," the agent says. "It’s also upgraded more than the average, from the appliances to the kitchen and bathroom."

In a roughly two-year-old condominium just north of High Park, this two-bedroom corner suite on the 19th floor – just below the penthouse units – was so sought-after that agent Julie Kinnear received multiple offers within an hour of putting it on the market.

"It was a particularly nice unit in the building; there aren’t many like that," she says. "It’s a good size with two full bedrooms and bathrooms."

The intimate setting of this fifth-floor corner suite in a low-rise condominium off Mount Pleasant Road was the main reason it attracted a lot of attention. Two solid offers were made in just a week and a half on the market, says agent Julie Kinnear, and the unit sold at an $18,300 premium.

3531 Lake Shore Blvd West #307

What appears to be a row of townhouses in the established Long Branch community is actually a quiet, eight-year-old condominium complex with one- and two-storey suites.

This 975-square-foot penthouse on the third floor of the brick and stone building has two bedrooms – a master suite with a vaulted, 12-foot ceiling and a secondary bedroom with a skylight.

This one-bedroom suite with a solarium was a special real estate opportunity given its location on an upper floor of a roughly five-year-old condominium and its proximity to the Yonge and Eglinton intersection.

“It was all about location,” explains agent Julie Kinnear, referring to the area’s collection of trendy shops, restaurants and lounges, parks and the subway.

Many fans of heritage homes have visited this three-storey Victorian in Cabbagetown during the annual tours of historic residences run by a local group. So the day it went up for sale, only a few people got to see it before it was sold at $100,000 over the asking price, agent Julie Kinnear says.

From its high ceilings and custom renovations by Powell & Bonnell to its deep lot and unique backyard setting, it’s a "really cool house," she adds. "It’s definitely one of the landmark Cabbagetown houses."

This two-storey townhouse was built seven years ago as part of a condominium complex near Evans and Islington avenues.

The 1,570-square-foot, two-bedroom unit has nine-foot ceilings on the main floor, where the living room features a gas fireplace, built-in bookcase and large arched windows.

This semi-detached, two-storey house generated a lot of interest, agent Julie Kinnear says, because of several desirable attributes, including its proximity to amenities, move-in condition and separate apartment in the basement.

There were several bidders, and the residence sold at a premium of $65,725.

33 Harbour Square

On the 12th floor of a roughly 35-year-old high-rise on Queens Quay, this one-bedroom suite with den is spacious at 1,119 square feet, and has a split-level floor plan that has undergone custom renovations, agent Julie Kinnear says.

"It’s a pretty grand, old building," she explains. "The square footage [of units] is significantly bigger than the new [condominiums] for the same price."

15 Manor Road East

The large, upgraded windows in this semi-detached house – including a row of them across an enclosed porch – would normally let in plenty of natural light. But that’s even more the case given that the dwelling sits on a wide corner lot.

Some potential buyers saw the lot as a plus, but others worried that being open on a third side would result in a lack of privacy, according to agent Julie Kinnear.

This renovated semi-detached house in Leslieville was priced “aggressively” to attract multiple bidders. Several young professionals made offers, according to agent Julie Kinnear, but she didn’t expect the selling price to go quite as high as it did – $107,100 over asking.

“We were pleasantly surprised that the market was so strong,” she says. “It has gone through the roof. That area has probably gone up 20 per cent this year alone.”

The street on which the house is located is desirable for its tree-lined sidewalks and proximity to trendy shops, restaurants, streetcars, schools and parks.

135 Medland Street

This century-old residence just north of High Park is situated on an unusually wide lot for a semi, and boasts a renovated interior and updated mechanics.

These attributes — along with the fact that the house is divided into two apartments — helped spark a bidding war, and pushed the selling price $71,100 over asking.

The lack of private parking was a drawback at this semi-detached residence in High Park, but several unique features attracted a handful of bidders, agent Julie Kinnear says, and the house sold at a $62,100 premium.

"It wasn’t your typical, open-concept, renovated semi," she adds. "The house was amazing."

This 1-1/2-storey house may be small, but it’s big on style — it’s been featured on the renovation shows Designer Guys and Designer Superstar Challenge, agent Julie Kinnear says.

Within the past three years, the seller transformed the 1,585-square-foot home inside and out, doing everything from upgrading the mechanics to remodelling the principal room and putting an addition on the back.

It can take up to two months to sell stacked condominium townhouses at the new Windermere by the Lake development in Swansea, agent Julie Kinnear says.

But it only took days to sell this rare three-storey model, which is one of 10 corner units, and one of only two such homes with a walkout to a private patio and green space.

In a unique, boutique-style condominium at the corner of College and Bathurst streets, this one-bedroom suite with den was so tempting at a listed price of $229,900 that 16 parties submitted bids, according to agent Julie Kinnear. It sold at a premium of $30,100.

"It was a good location, it showed well and it was well-priced," she says.

Much was done in recent years to improve this roughly 80-year-old, semi-detached residence in Danforth Village, according to agent Julie Kinnear, but the efforts paid off when it sold quickly at a premium of $86,200.

"It showed beautifully," she says of the 1,200-square-foot, three-bedroom house. "It was renovated a few years ago, so it was very appealing."

This detached, 2-1/2-storey house was built as a single-family home about 80 years ago, but the sellers rented out its upper floors.

The brick building is actually zoned for residential and commercial use, like several homes in Bloor West Village. But it is currently divided into two self-contained suites.

The previous owner lived on the main floor and used the basement.

The latter space has a separate entrance and could be turned into a third unit.

In the prestigious Baby Point neighbourhood, most properties have undergone renovations or are in the process of one.

This roughly 80-year-old house on a quiet, dead-end street falls into the former category with changes made to its décor, mechanics and layout.

In the last decade, the roof and furnace was replaced, the main upstairs bathroom was remodelled and its four-bedroom plan was
transformed into a three-bedroom one.

This stacked condominium townhouse in the trendy King West Village is memorable for its prime location and layout, agent Julie Kinnear says.

It’s in a complex that was built more than a decade ago, long before the surrounding area expanded with new residential developments, shops and restaurants, as well as a 24-hour grocery store.

The house is near parks, public transit, and the Drake and Gladstone hotels on Queen Street.

In a family-friendly community shaded by tall oaks and full of mainly semi-detached residences, this 2½-storey house has two advantages over neighbouring properties: private parking and no attached neighbours.

While at first glance it might look like a semi, it doesn’t share a wall with the adjacent house.

“[The price represents] good value in that area for that type of house,” agent Julie Kinnear says.
