THE ACTION:

In a building across the street from the St. Lawrence Market, this renovated two-bedroom unit captivated a dozen potential buyers who all made bids within days.

WHAT THEY GOT:

This 829-square-foot suite was built more than a decade ago, but various owners improved the decor and mechanics. One resident even recruited the help of the television hosts from HGTV's Designer Guys.

Last year, the two bathrooms were remodelled, including one with new stacked laundry machines. In 2006, the U-shaped kitchen was refinished with stainless steel appliances, white Corian counters and dark oak cabinetry with glass doors on some.

Along the windows, there is a living area with hardwood floors and exposed red brick walls, which were reclaimed from an old school and warehouse, respectively, as well as a second bedroom with a balcony and a master suite with a walk-in closet and private bathroom.

The monthly fee of $470 includes all utility costs.

The unit has a locker and parking spot on the same level in the pet-friendly building, which has a gym, a party room and rooftop garden with barbecue stations and seating.

"They added so much character and charm, it was really cool," agent Julie Kinnear says. "When you invest in kitchens and bathrooms, it pays back."

This suite also contains more space than newer counterparts in the area, which is home to an increasing number of restaurants, designer shops, waterfront amenities and the Distillery District. "King East is pretty hot and hip," Ms. Kinnear says.
