A. Determining the Value of Your Property & Asking Price
The first step in marketing your home is setting a realistic asking price based on current market conditions. By choosing the right asking price:

  1. Your home will sell faster.
  2. You will generate a sense of urgency among agents and buyers which will result in more activity and possibly a higher offer than expected. Important to get early activity.
  3. Agents will stay interested in your home and will make an extra effort to find a buyer.

Market Evaluation

  • I provide a Competitive Market Analysis evaluation of your home.
  • I consider homes that are currently on the market, as well as homes that have recently sold.
  • I estimate the market value or expected sale price of your property.
  • I recommend a listing and selling price strategy.

B. Exposure to Buyers - the marketing strategy:
We are a full service company, and will make sure that all buyers see your listing by numerous avenues!

Calendar of events. You will receive a calendar of all the different steps involved on a daily basis, so that we stay organized & you stay informed of what is going on at all times.

2 Feature Sheet styles used every time! On-line (web based) as well as on paper - Professionally designed AMAZING - An Exclusive to Julie Kinnear full colour feature sheet with a floor plan is professionally designed & printed. These are made available to purchasers and agents inspecting the home. These brochures have valuable information of your home and photos to help buyers remember you home. They are also ready to be faxed to other interested parties. They are sent to all local agents of the listing. In addition, I use a virtual tour on every home that I list. A Virtual Tour takes you on a 360 degree video trip outside and inside a property, highlighting the streetscape and important spaces within.

Julie commissions a Virtual Tour for each of the properties she lists for sale. She attaches the video to the MLS listing. She prepares a special e-mail for their clients and area realtors, including photos and a link to the virtual tour and a detailed online feature sheet, including a complete floor plan.
