Well… the US election happened…wow what a year with Brexit and now this. Was praying to make history with Hillary, of course. And amazed at the incredible animosity. Not pretty and clearly a divided country featuring some really horrific campaigning, it is nice that it is over, and hopefully some rebuilding of communities and philosophies will prevail. What did I get out of it? Feeling SO blessed to be Canadian and to live in our wonderful diverse city.

On a more uplifting note, did you see on our website or Facebook that we had a fun and SUNNY day for our big Pumpkin give away this year, for the first time in ages?!? It was blustery, yet much better than the rain we’ve had in recent years. It was especially successful with tons of you wonderful clients and friends dropping by for a visit and a pumpkin and helping us raise lots of $money$ for The Daily Bread Food Bank! Hope to see an even bigger turnout next year! It was such a hoot too that we opened our costume options up for vote, so Ghostbusters it was… despite me and Claire really rooting for M&M’s - ha!

It has been a busy Fall market - with many of our clients finding their dream home, moving up or downsizing and continuing with the buying/selling of investment properties. With the sky high rents, there are good options to be had for buying homes/condos with part or all as rental suites. It can be a bit of a bonus when the tenant moves out, so the rents can be increased to match the real estate market increases.

In general, as of about the third week of September it was not quite as “hot” as it has been earlier in the year. (Of course, there are always exceptions to that - especially if a lack of inventory in that particular type of property). It is a little too early to tell if that has been a result of the tremendous spike previously, the exceptionally strong summer market (which meant a lot of the Fall business was done), or if all the new mortgage rules are having an impact. The US election uncertainty and now results may also be creating some of the ups and downs. Our team is well versed in the impact of the mortgage changes and have details to share if you know someone (especially first time buyers) looking to get into the market. October Home Sales Up Year-Over-Year

November 3, 2016 - Toronto Real Estate Board President Larry Cerqua announced that GTA REALTORS® reported a record 9,768 sales through TREB's MLS® System in October 2016 – up by 11.5% compared to October 2015.

For the TREB market area as a whole, the largest annual rate of sales growth was in the condominium apartment market segment. Detached home sales were up by 10% year-over-year, driven predominantly by transactions in the regions surrounding Toronto.

"The record pace of GTA home sales continued in October, with strong growth observed throughout the month. As we move through November and December, we will be watching the sales and listings trends closely, in light of the recent policy changes announced by the Federal Minister of Finance. TREB will once again be conducting consumer survey work, in order to report on home buying intentions for 2017," said Mr. Cerqua.

The MLS® Home Price Index Composite Benchmark was up by 19.7% on a year-over-year basis in October 2016. Similarly, the average selling price for all home types combined was $762,975 – up 21.1% over the same time period. Double-digit increases were experienced for all major home types for the TREB Market Area as a whole.

"New listings were up slightly in October compared to last year, but not nearly enough to offset the strong sales growth. This meant that seller's market conditions continued to prevail as buyers of all home types experienced intense competition in the marketplace. Until we experience sustained relief in the supply of listings, the potential for strong annual rates of price growth will persist, especially in the low-rise market segments,"

said Jason Mercer, TREB's Director of Market Analysis.

  • Black Mirror on Netflix - A great sci-fi show a la Twilight Zone that explores the dangers that a technologically dystopian future could hold for us if we're not careful.  Creepy and thought provoking!
  • Sorauren Park Pumpkin Parade - After Halloween each year, everyone puts their pumpkins on display, and you get to see people's creative jack o' lanterns.  It's a great community event that has now spread into other parks like Rennie Park in Swansea.

  • No7 Protect & Perfect cream from Shoppers Drug Mart – There are so many lotions and potions on the market these days with promises of making you look years younger. Most of these are scams and I have tried many but this cream actually does make a small difference I have noticed over the past month my skin seems to glow more and actually feels a little tighter. It is also inexpensive at only $20.00.

  • Friday Night Live at the ROM - we purchased tickets in advance online for $15 for the Friday before Halloween. It starts at 7:00, people without advance tickets are let in at 8:00. You buy food and drink tickets, then wander around the exhibits with a drink in hand. Of course, some exhibits are restricted from food or drinks… fair enough. There are food stations throughout - similar to food truck style. They also have DJ's and live music, depending on where you are in the building. It was amazing - everyone was in costume the night we went. Having a cocktail in the dinosaur exhibit was quite the treat!!!

  • Our new Keiser M3i spin bike! Healthy fun! This bike includes Bluetooth Technology to track and record work outs, and Watts to measure. Will be a great indoor trainer for the Ride next year too.
  • Nest Thermostat & Nest Smoke Detector - we installed at our cottage so we can warm it up before we get there, and turn down remotely if we forget! Also we get notified on our phones etc if there is a smoke/C02 issue. This is cool technology!
