This detached, 2-1/2-storey house was built as a single-family home about 80 years ago, but the sellers rented out its upper floors.

The brick building is actually zoned for residential and commercial use, like several homes in Bloor West Village. But it is currently divided into two self-contained suites.

The previous owner lived on the main floor and used the basement.

The latter space has a separate entrance and could be turned into a third unit.

It was a good opportunity for an investor, agent Julie Kinnear says.

"You could live in it and rent out the basement; or live in it and rent out the main floor and the basement," Ms. Kinnear says. "Or you could have a three-unit investment property."

The main level has living and dining rooms with maple-stained hardwood floors, an updated eat-in kitchen with ceramic flooring and, off the cooking area, a full bathroom.

From this bathroom, a rear stairway opens to the backyard as well as the lower level, where there is a recreation room, living room, a three-piece bathroom and storage closets.

The second unit takes up the top two levels, and includes two bedrooms, living and dining rooms and an eat-in kitchen with a pantry. The four-piece bathroom has been remodelled. A large upper landing could be used as a home office.

Original features such as the wood trim and crown mouldings are intact; some major elements, such as the furnace and roof, were replaced in the past few years.

The landscaped lot features a garden with perennials, a stone border, a large deck that was put in about two years ago, and a gazebo with latticework.

The backyard is "quite cute," Ms. Kinnear says. "[The previous owners] did a nice job of maximizing the use of the yard."

There is no parking, but there is street parking by permit.

Public transit and other amenities are nearby.
