TREB issued their regular monthly report with fresh data from Toronto MLS. Realtors recorded lower sales numbers than the previous year; however both average price and year-to-date sales keep the record levels.

There were 8,442 properties sold in GTA area in June 2010, 23% less than in the same month of 2009. Activity generally slowed down in summer – the numbers dropped also compared to May 2010 (9,470 sales) and average days on market indicator reached 27 days, 6 less than the previous year, but also it took also 5 days more to sell your property compared to the previous month.

Pet Shelter Reopened

Toronto Humane Society’s River St. shelter was finally reopened this Monday, thanks to the new board of directors.

The shelter was closed on April 12 this year after shocking accusation of animal cruelty from Ontario Society for the Prevention of Cruelty to Animals. Former president Mr. Trow and five senior managers were previously arrested on animal cruelty charges.

This novel was long-listed for the Giller prize and I absolutely loved it (but I tread carefully here as not everyone in my Book Club did – so be warned!). Fall takes place at St. Ebury College, an elite boarding school in Ottawa. The story revolves around two divergent characters, Noel and Julius, and the most beautiful girl in school – Fallon (or “Fall” for whom the book is titled). The narration flips back and forth between Noel, an anti-social boy with a lazy eye, and Julius, a gorgeous jock. Julius of course is dating Fall. About half-way through the story, there is a shocking and tragic twist. From this point on the story really takes off and left me wondering if I was truly understanding the first half of story!

This Is Where I Leave You – Jonathan Tropper

This is where I leave you is about a dysfunctional Jewish family that comes back together to sit Shiva for their dead father. Predictably, over the course of the novel, the four siblings rekindle a bond together. But this book is not as predictable as you might expect. The characters are rich in their development and the story is laugh-out-loud funny! You grow to love even the most flawed people. The humour and family members reminded me of the Bluth’s in Arrested Development – one of my favourite TV series ever! Not surprisingly, the book is already being made into a screenplay. I highly recommend this one – you won’t regret it!

GTA Realtors recorded 4,139 sales during the first two weeks of June. Compared to the same period of June 2009, we experienced 20% decline. Inflow of listings to the Toronto lisintings rose by 21%, reaching 7,985 new properties.

Toronto Real Estate Board President Tom Lebour said: “The pace of existing home sales in the GTA has slowed to more normal levels following a record-setting start to 2010. Due to higher mortgage carrying costs, sales in the second half of 2010 will not be as high as what was experienced during the last six months of 2009.”

Not to our surprise, Bank of Canada increased its overnight target rate from 0.25% to 0.5% on the beginning of June. That confirms that our economy is slowly leaving turbulent waters of recession, so BoC is slowly abolishing the emergency rates.

There are reasons to believe more rate hikes are ahead. As Scotia Capital suggest in their latest newsletter, BoC keeps neutral bias to prevent market actors from premature preventive tightening. However, there are reasons to believe hikes will continue to hit the bottom of the standard rate range around 2.75% until the late summer 2011.

House hunting – Landlords, you can’t hide from the Internet

Armed with an arsenal of websites detailing everything from area crime to health risks, home hunters can now easily find the truth behind dubious ads.

Toronto real estate agent Julie Kinnear says her job can be frustrating when clients close their mind to properties based on non-contextualized data.

“It does have to be taken with a grain of salt,” she says.

She had a client dismiss a property upon realization – through Google Street View – that it was down the road from a police station. Another googled a property’s address and was spooked that a murder had occurred there a decade earlier.

“Realistically, there’s a lot of families in these neighbourhoods and good people. Bad things happen all over the place,” she says.

Still, Ms. Kinnear agrees with Mr. Drane that knowledge is power for house and apartment hunters. She includes all kinds of information gleaned from Internet resources in her listings to beat Internet-savvy clients to the punch. As a result, she’s been able to sell properties online to out-of-towners who have never stepped foot in the city, all through add-ons such as YouTube property tours.

“We just sold a place to people who live in Vietnam,” she says. “We can do a quick little video even from my camera and upload it to YouTube. It’s more [situations] like that that I’m dealing with: reassuring people that are not nearby.”

If plans to extend the two-kilometre-long West Toronto Railpath to its full six kilometres come to fruition, it could become a veritable bike commuter’s superhighway running all the way from the Junction neighbourhood directly into the downtown core.

When finished, the corridor could function as a bike commuters’ superhighway.

Mike Foderick, one of the founders of the Friends of West Toronto Railpath, emphasizedunderlines how important it is to make use of Toronto’s underused industrial corridors for recreational purposes.

The Toronto Railpath, a 2.1-kilometre narrow road that runs beside the railroad north from Dundas Street West and Sterling Avenue to Cariboo Avenue and Osler Street.

Following the price level of housing starts has become more difficult in recent weeks. This index distortion is caused by upcoming Harmonized Sales Tax, which is about to kick in at the beginning of July 2010. However, some builders in Ontario, aware that part of their houses will not have a new owner before July, started adding the tax on newly built homes. Since the New house price index strips out HST, the results from February (and upcoming March results as well) may be confusing.

Nevertheless, housing construction is expected to grow in upcoming months. Not only solid demand on the housing market, but also large number of new building permits in March support this opinion. New starts are usually lagging up to two months behind permits, so April and May will be the strongest months. However, with HST implementation, summer and fall 2010 will bring moderate slow down in construction activity. In medium term, HST-effect should be (at least partly) offset, since HST will reduce some of the input costs.

Toronto realtors recorded 10,898 sales during April 2010, compared to 8,107 sales in April 2009 (34% growth). The overall number is comparable with last month’s results (10,430 in March 2010).

On March 31, 2010, the federal government announced funding cuts to the ecoEnergy Retrofit Homes Program.

Effective immediately, the federal program is not accepting new bookings for pre-retrofit evaluations.

Housing prices increased in Canada on average by 10.3% in Q1, compared to the same period year ago, showed Price Survey from Royal LePage. 40 markets around the country experienced double digit growths, with Toronto adding 9% to the price level for standard two-storey homes.

Professionals believe that introduction of HST in July in Ontario and British Columbia plays some role in the increase (Vancouver recorded staggering 19% increase). While HST does not directly affect resale market (it applies only to new homes), it may turn the potential buyers from new housing market to resale market, thus fueling the competition.

Toronto City anti-smoking laws, despite being opposed (and hated) by tobacco lovers, seem to bring tangible results. A study published by the Canadian Medical Association Journal found out that the rate of hospitalization in Toronto significantly dropped.

The anti-smoking laws had three phases, which started being implemented since 1999 (the last phase took effective in 2004). The researchers Alisa Naiman, Richard Glazier and Rahim Moineddin from the Institute for Clinical Evaluative Sciences focused on the period 1996 (three years before the laws appeared) to 2006 (after the last phase), to find out, if there was any change in the rate of admissions to hospitals because of cardiovascular and respiratory conditions.

March 2010 sales results for GTA recorded another steep jump and broke one more record. Toronto realtors made 10,430 sales via MLS, 69% up from March 2009 (6,171 sales) and almost one third up compared to the previous month (February 2010 sales reached number 7,291).

This means there were 22,418 items sold during the 1Q – the highest number ever reached under the current Toronto Real Estate Board boundaries!

The Worst Movies Ever Shot in Toronto

Toronto is the Hollywood of Canada nd one of the world's most important movie centres. Plenty of great movies were shot here; some of them have been already introduced in out Toronto Movie Guide in section Movies Shot in Toronto.

Finance Minister Jim Flaherty recently announced new federal real estate rule recently to contain the hot housing market. While this rule won’t have very broad impact, it may definitely affect certain groups of buyers.

The LCBO is coming to Roncesvalles!

The rumours about the neighbourhood finally getting an LCBO location have been confirmed. A new store will be opening this spring or summer alongside the Loblaws and Zellers in the retail plaza on the East side of Dundas. St. south of Bloor.

I know what many of you are thinking - that's not quite in the village. It's true that in terms of convenience many local residents will still be closer to the Parkdale LCBO, but the selection should be worth the relatively long walk or short drive. The new store will boast 5,600 sq. ft. of retail space so the selection should far surpass both the Parkdale and Bloor West locations. It will be very close in size to the Liberty Village store which has 5,500 sq. ft of shopping area.

We can be proud of our city once again. In the annual survey by the Economist Intelligence Unit, Toronto confirmed the position of one of the best cities for living, ranking the fourth most liveable city in the world.

Canadian cities do traditionally very well in rankings – Vancouver was voted the best city in the world and Calgary ranked right behind Toronto on the fifth place.

Interest Rate Believed to Hike in 2010 Q3

More and more indicators of Canadian economy show positive results and suggest the third quartile of 2010 will be the time, when the interest rate will finally start hiking.

Latest real GDP reports (September +6.2%, October +3.7%, November +4.9%) confirmed the positive trend in our economy and BoC prediction of 3.3% growth for Q4 finally seems pretty real. We have to understand that current interest rate is an emergency rate, set to prevent critical failure and collapse. Now a low rate, not the emergency rate is needed.

Our country is in more favourable situation than our southern neighbour, or most of the European economies. Canadian households' credit situation is acceptably healthy (foreclosures were never a serious issue here) and boosting demand for natural resources from Asia (once again) will represent substantial additional income for Canadian economy.

The last but not least – Canadian real estate market is doing so well, that some fear it is a start of just another bubble. Indeed, I have to agree that extremely low interest rate is not healthy for the market in the long term (and I have to add that I disagree we witness another bubble now).

However, home buyers don't have to be afraid – low interest rate will be probably kept for several years more, making the housing affordable.

A Look Back: GTA market in 2009

When you ask any Canadian real estate agent about the year 2009, the answer will be probably "I have never experienced anything similar." Truly, 2009 was an extraordinary year for both realtors and their clients.

If you were following our Toronto real estate news section, you can probably remember how the market was completely frozen in the winter getting some life in the spring and finally turning into boosting numbers at the end of year. But the overall numbers were a bit lost in these turbulences, so we bring you result summaries for the whole 2009.

GTA realtors reported 87,308 sales; 17% percents more than in 2008. Similar numbers were reported in the years 2004-2006, only the record year of 2007 boasted with higher sales (93,193 homes sold). Even people who didn't participate were profiting because of the healthy real estate market. As Tom Lebour, president of TREB, said: "The strong residential real estate sector was a key contributor to overall economic recovery in Canada.”

Average price reached $395,460, four percent up when compared to 2008. This price jump can be credited mainly to the end of 2009, when item inflow onto MLS couldn't keep the pace with the boosting demand. However, Jason Mercer, TREB’s Senior Manager of Market Analysis notes: "A greater supply of listings in 2010 will see home prices grow at a sustainable pace."

In the 2010, GTA housing market will most probably sail in calmer waters, especially considering supply response and expected interest rate growth.

GTA Market Calming Down

Results for December 2009 once more revealed more than doubled number of sales compared to the year before, but also showed calmer mood of the year-end's market.

According to results, published by TREB, there were 5,541 sales made during the last month of 2009, 105% more than in December 2008, when only 2,577 sales were recorded by Toronto realtors. However, there were 1,900 properties less sold in December when compared to November 2009, when 7,446 sales took place. This shows that discussions about uncontrolled boom on the GTA market are for now premature.

People were not only less willing to buy, but also less willing to sell their properties during Christmas time – only 5,506 new listings arrived onto MLS, around half of the November's amount. It is also one of the reasons, why the number of overall stock shrunk to the edge of 10,000 (10,292 to be exact). For the first time in several months, Days on Market indicator grew higher – from 26 to 27 days (it was 45 days in December 2008).

Average price for December was $411,931, four thousand less than the month before ($418,460). Median price reached $353,800.

As noted by Jason Mercer, TREB’s Senior Manager of Market Analysis: “As we move into the spring, growth rates will move to more sustainable levels.”
