The transformation of this more than century-old house in south Riverdale was clearly the work of a professional, agent Julie Kinnear days.

Within the past few years, the previous owner - an architect - of the semi-detached residence remodelled with bold accent colours and large panes of glass, from the clear wall along the floating staircase to a red glass Juliet balcony off a bedroom.

"It's a very cool renovation," Ms. Kinnear says. "He had that eye for dramatics, which was good."

There is an open living and dining room with a pass-through to a renovated kitchen with bamboo floors, stainless steel appliances and sliding doors to a tiered deck occupying the full yard.

"It's more usable space," the agent says. "It has a lot of trees around it, so trying to grow grass is almost impossible."

Updates were also applied to the main bathroom between two second-floor bedrooms, as well as the full bathroom in the master suite, which has stairs to a third floor loft with cathedral ceilings and rooftop access.

"It was like a two-floor master area that was closed off to the rest of the house," Ms. Kinnear says. "That was the best part."

The stairs to the basement were redone and new drywall put up to create an office.

Other changes include a new furnace, copper wiring and roofing.

Private parking is not available, though there is permit street parking and public transit access nearby. Plus, grocers, restaurants and parks can be reached on foot.

"That little pocket is hot and getting hotter," Ms. Kinnear says, citing the increase of new development there and in adjacent communities such as Leslieville. "And you're still close to downtown."
