In a prime area of the city, a semi-detached home can start at $450,000, according to agent Julie Kinnear. So when she listed this one for $329,900 in the up-and-coming Corso Italia neighbourhood, a bidding war ensued and a deal was sealed at more than $40,000 over asking.

"This was very good value, even at the [final] sale price," Ms. Kinnear says.

The home has several notable features, including recently upgraded mechanical systems and landscaping, and a spacious three-bedroom plan on a 23- by 120-foot lot.

"It was quite an unusually wide property," Ms. Kinnear notes. "Most semis are 16 to 18 [feet].""It was quite an unusually wide property," Ms. Kinnear notes. "Most semis are 16 to 18 [feet]."

As a result of this, the living room is closer to square-shaped. It has hardwood floors, crown moulding and a retro wood mantel over a faux fireplace. The dining room opens to the kitchen, which is finished with ceramic flooring and halogen lights.

The bedrooms and a four-piece bathroom are located on the second floor. In the basement, there is a three-piece bathroom, as well as an office with above-grade windows, storage rooms and a laundry facility. The space has a separate entrance, so it has the potential to be a nanny suite.

A back patio and grape arbor can be reached from the kitchen or through the double garage, which is rare for the neighbourhood. Amenities are within easy walking distance.
