Happy end of Summer! And what a scorcher it has been! Can’t complain this year, except that maybe it was too hot! CNE is on… University students are well into Frosh Week and Labour Day is around the corner.
Mary & I enjoyed a couple of weeks out west on the BC coast. Primarily to attend our family’s 100th anniversary of the cottage that I spent many happy summer days with my Mom’s family - our great aunt and now aunt and uncle and many cousins all share a compound on Gambier Island. My brother Alec and his wife Lucia (who run our JKT website BTW) surprised everyone at the family reunion by arriving all the way from Austria with my 3 adorable nephews!

It was a fabulous trip, we winded up taking 8 different BC Ferry trips, exploring the Sunshine Coast, Hornby Island, and Victoria too. It was a lovely time of year to be out there. Thankfully well before the dreaded Air Canada strike!

Jay and Brenda enjoyed a get away to Niagara on the Lake to be perfect tourists in the historic town and attended the Shaw Festival’s version of the musical Anything Goes.

Courtney & Ruairi started off the summer with a family break in Barbados, and their son Tommy also attended his first year away at Camp Ponacka! So exciting. Courtney and I remember fondly our days as young campers at overnight camp.

The real estate market stats are covered in depth in the video below by Ruairi. Interesting times. I think the low inflation numbers will help with keeping mortgage rates going in the right direction.

Toronto Real Estate Market Snapshot
Sales activity picked up last month, with the highest July home sales since 2021 as more sellers adjusted prices closer to buyers’ expectations. While momentum improved, prices continue to face downward pressure due to higher inventory levels.
Key Highlights:
- 6,100 sales in July — up 10.9% from last year.
- Inventory hit 30,220 active listings in the GTA.
- Average GTA home price: $1,051,719 — down 5.5% year-over-year.
- Condo segment (416): Best sales month of the year and the highest average price drop. An example that buyers will transact at the right price.
- Benchmark home price: $981,000, down $302K from the Feb 2022 peak.
The market remains cautious, with no clear indication yet if there will be further interest rate cuts this year.
