Happy Freezing Cold May 2019! At least the cherry blossoms are out in High Park, the trees are flowering and we get the odd day of sun :). Life is GOOD! No flooding! Praying for nice weather for the long May 2-4. 

Our team volunteered for the first time in a Seniors long term care home recently - we regularly give back to our community and this was a new and exciting opportunity to help in some small way. All 8 of us pitched in for an afternoon to help host the Mother's Day celebrations on various floors. It really makes you so grateful for all the care-givers and support workers who are so special and so loving and kind.

Our KWNR family also participated in the world wide day of giving back on May 9 - RED Day. So cool to think that so many of 180,000 + colleagues in 36 countries were all out on the same day doing good deeds in their neighbourhoods. We are blessed and filled with gratitude for the love and support we receive back from our amazing clients and this was our way of showing thanks.

The market is interesting these days - in the core areas of Toronto where we work, there feels like a shortage of listings - particularly with the multiple offers on many properties - both freehold houses and condo/towns. This is also a good indicator that buyers have confidence in the market - as prices are creeping up. It is running parallel to the stats in the Market Watch section, with the condo market going great guns, as you will note in our What They Got section as well.

A real trend has solidified itself in the market place - which is on-line reviews from people who have used the service. Think of Uber or Air BNB, or Rotten Tomatoes, or Amazon, or YouTube, or just about anything really… a company's success is strongly impacted by the customer reviews. We've come a long way since Consumer Report, which was a real pioneer. For those of us in real estate, Google reviews and Facebook reviews create the biggest impact. We are asking for your help to go online and add your input - you can do it on Google Maps here, it's very very important that you write a comment as well in addition to the rating, or you can also leave the same review on JKT's Facebook page here - And we will happily donate to a charity of your choice for your efforts. It's true, 5* reviews are almost as precious as a referral nowadays!

Market Watch ~ GTA REALTORS® Release April 2019 Stats

May 6, 2019 - Toronto Real Estate Board President Garry Bhaura announced that Greater Toronto Area REALTORS® reported a substantial year-over-year increase in home sales in April 2019. The number of residential transactions jumped by 16.8% to 9,042 compared to 7,744 in April 2018. On a preliminary seasonally adjusted basis, sales were up 11.3% compared to March 2019.

New listings were also up year-over-year by 8%. However, the annual growth rate for new listings was much lower than that reported for sales. This suggests that market conditions continued to tighten which points toward an acceleration in price growth.

"The strong year-over-year growth in sales is obviously a good news story and likely represents some catchup from a slow start to the year. TREB's sales outlook for 2019 anticipates an increase relative to 2018. It should be noted, however, that growth in new listings is not keeping pace with sales. This points to the ongoing housing supply issue in the GTA. In this regard TREB welcomes the provincial government's Housing Supply Action Plan announced last week to reduce red tape and improve the mix of housing types. TREB provided input on the Plan through submissions and participation on working groups," said Mr. Bhaura.

The year-over-year rate of price growth generally edged up in April relative to the first three months of the year. The MLS® HPI Composite benchmark was up by 3.2% – the highest rate of growth in more than a year. The average selling price was up by 1.9% to $820,148, representing the strongest annual rate of growth so far in 2019. On a preliminary seasonally adjusted basis, the average selling price was also up by 1.1% compared to March 2019.

Price growth continued to be driven by the condominium apartment segment and higher-density low-rise segments. The average price for detached houses dipped year-over-year, specifically in regions surrounding the City of Toronto. The detached market segment, with the highest price point on average, has arguably been hardest hit by measures such as the OSFI stress test.

"While sales were up year-over-year in April, it is important to note that they remain well-below April levels for much of the past decade. Many potential home buyers arguably remain on the sidelines as they reassess their options in light of the OSFI-mandated two percentage point stress test on mortgages. Longer term borrowing costs have trended lower this year and the outlook for short-term rates, for which the Bank of Canada holds the lever, is flat to down this year. Unfortunately, against this backdrop, we have seen no movement toward flexibility in the OSFI stress test," said Jason Mercer, TREB's Chief Market Analyst.

This is now Julie's 11th year for the ride - and they have an awesome 19 team members this year. The team continues to grow, and raise money - so many friends and family are affected by this cruel disease, and we aim to CONQUER CANCER IN OUR LIFETIME. Despite the difficult training schedule & challenging weekend ride, it is a fantastic opportunity to go out and raise even more funds for the most amazing Princess Margaret Hospital. The Proud Mary's will ride over a two-day cycling event spanning over 220 kilometres from Toronto to Niagara Falls on June 8-9th.
