Toronto’s housing market had a slow start to 2025, with home sales down more than 25% compared to last year. Meanwhile, new listings increased by 5.4%, contributing to one of the highest inventory levels in years.

✅ More Listings, Fewer Buyers – In general, buyers now have more negotiating power, but conditions vary by housing type and neighbourhood.

✅ Economic Uncertainty & Affordability – Some buyers are taking a wait-and-see approach due to ongoing economic uncertainty and borrowing costs that are still too high.

✅ Prices Holding, But Some Segments Are Struggling – While average selling prices dipped just 2% year over year, small condos remain weak, while well-priced low-rise homes in desirable neighbourhoods continue to see competition.
