Happy cool & wet May! Let’s hope this rain does bring even bigger flowers! Let's not discuss the Leafs now that the Leafs are out of the playoffs.

Hope all is well! The Spring market is humming along, there has definitely been an uptick in listings, and not as many multiple offers, but it is neighbourhood and property dependent, ie. trendy hot spots or really well priced homes see competition.

1. Supply Outpacing Demand

Sales were down 23% compared to last year, while listings increased. This is putting downward pressure on prices across the board. There simply aren’t enough active buyers in the market to absorb current inventory levels.

2. Pockets of Competition Still Exist

Despite the overall market favouring buyers, well-priced homes under $1.5M in desirable neighbourhoods are still attracting multiple offers. This shows that quality and price point still drive demand.

3. Confidence, Not Just Rates, Is Holding Buyers Back

Interest rates are off their peak and selection is strong, but many buyers remain cautious. Ongoing economic uncertainty, including job security and trade concerns, is keeping them on the sidelines. If confidence returns, so will more competition.
