Happy Black Friday Sales Week! And a Happy Thanksgiving to all our American friends.

The deals are everywhere this week— even in real estate. Average prices held around $1.06M, down slightly year-over-year but creating more buyer-friendly conditions. In the Greater Toronto Area (GTA), October saw 6,138 home sales — the most for any month all year. A sign of steady activity despite the mixed headlines. A few personal November highlights…
- I went all-in at the Porridge for Parkinson’s fundraiser silent auction and walked away with some fantastic gems. A highlight? Taking my sister to the Leafs game last week against Columbus — fantastic seats, huge smiles, and yes, we still love our Leafs even when they’re slumping. The game went into OT so it was wildly exciting.

- November is officially my birthday month (according to me - who unabashedly loves her birthday!), and Courtney (our fearless team leader) and I had fun celebrating.
- Nothing says “holidays are here” quite like the One of a Kind Show at the Enercare Centre (on until Dec 8) — I’ll be there with my Mom hunting for stocking stuffers. If you spot me, please say hi!

Quick follow-up from last month
For the first time in 25+ years, we didn’t mail out our traditional printed desk calendars this fall. The outpouring of sweet notes truly warmed our hearts — thank you.

Today’s market has its challenges, but context matters. Toronto proper saw more sales in October than any other month this year, and while sales were lower than last October, it is important to remember that October 2024 was unusually strong, with a 40 percent jump over 2023.


If you are buying and selling, the safest strategy is to do both in the same market. If you are buying, this is one of the best environments we have seen in years. If you’re waiting to sell until the market picks up, there’s no clear indication of when that will happen.


A few key numbers from October:

• Sales in the GTA were down 9.5% year over year

• Prices are down approximately 5 to 7% across most segments

• Months of inventory sits at 4.4 for houses and 5.9 for condos

• Only 22% of houses and 15% of condos sold over asking


The smartest move is to get informed. Understand your home’s value, your options, and what makes sense for your situation. In uncertain markets, people often wait for a clear signal, but by the time it arrives the opportunity has usually passed.
