BLUE JAYS WORLD SERIES FEVER is here!! What an electric ride this post season! Reminds me of the 92 & ‘93 Championships - I was living down at Queens Quay right at Rees Street, lucky to see some games in the Skydome in the 500’s level and having a blast. Nothing beats how it ignites fans from coast to coast & expats around the globe. 🇨🇦 Proud to be Canadian once again! The texting, celebrating, and occasional commiserating has been nonstop fun. Let’s GOOOOOOOO!

JKT/FA is going strong. If you missed Courtney’s cool lifestyle reels on socials, she’s making our clients homes shine and neighbourhoods pop. The latest? 26 Cambridge Ave.. It was beautifully presented and brought in *5 OFFERS* just last week! 💥 

BANK OF CANADA ALERT. Oct 29th all signs point to another 0.25% cut — that’s 1% total so far this year and a full 2% since last October! 🏦 Mortgage rates have already eased slightly.

Who’s benefitting big so far?

  • Variable-rate warriors
  • Insured mortgages (Quick refresher: insured mortgages apply to purchase prices under $1.5 million — a long-overdue update this year from the old $1M cap).


Is it time for more space?

  • That $1.5M insured threshold was designed to help people move up from a condo to a house while staying in the city.
  • Let’s keep the market going… with condo sales at a “35-year low”, that’s your “BUY NOW” signal if you’re renting!
  • Another example of opportunity is when moving up to your “forever home” with prices a little softer - you benefit when making a big leap. Ie:
    • 5.5% softer (MLS® HBP year over year) on $1.5mil is $82,500.
    • 5.5% softer on $3mil is double that - savings of $165k.


Flashback to 2008–2009! Our clients who leapt when “the sky was falling” in that fall - spring made out extremely well, and fast. No regrets. The rebound came sooner than expected, and they built instant equity. Panic = opportunity.

I know realtors catch flak for being overly rosy, but after 33 years, I've learned a lot. It always depends on your goals, and opportunities are out there. Right now, if you’re holding rather than flipping, real estate remains a strong long-term play.

One last thing… No printed calendars in December. 😔 Remember when we used to send Newsletter by snail mail too?! It was a very tough call. Unfortunately after Canada Post’s double-strike chaos (calendars trapped for 2 months last year, then another strike again this year?!), it was time. Digitization won. Environment won. (My sanity won - lol). I appreciate that many are going to miss those little flips on your desks. 📅❤️

September’s numbers reflect a continuation of the market we’ve seen all year. It was encouraging to see a year-over-year increase in sales (+8.5%), but excess inventory continues to hold prices down. The average sale price was $1.06M (-4.7% YoY), and active listings in the GTA reached nearly 29,400, among the highest levels on record.

While the Bank of Canada’s rate cut in September offered some optimism, its impact on demand has been minimal. Experts are now less certain we’ll see another cut in 2025.


Affordability remains a challenge, but I believe economic uncertainty is the larger factor. When confidence is low, both individuals and businesses hesitate to make big financial commitments.

  • Sales: 5,592 (+8.5% YoY)
  • Average Price: $1,059,377 (-4.7%)
  • Benchmark Price: $963,000 (-5.5%)
  • Active Listings: 29,394 (+18.9%)
