Keeping the Pace

What a gorgeous summer. Wow. How lucky were we? Personally I had a wonderful couple of weeks in Portugal, as well as visited family in Vancouver, and spent great times in cottage country.

As I am sure you have heard, the Fall market is in full swing. Unfortunately there doesn't seem to be as many listings on the market. October & March are traditionally the busiest 2 months of the real estate year, and I can feel the energy. See the article on page 2.

My life is going beautifully, and I feel so blessed. My glass is definitely half full! I have a wonderful partner, am doing improvements on my new house, getting psyched for Oktoberfest, celebrating friends' weddings, and best of all this September 25th marked 2 full years of being in remission!

I have been in the U.S. for real estate business development conferences this year, and am off again for a few days this month. I am serious about By Referral Only, and am dedicated to continually improving. When you work with me my goal is for you to have a 'wow' experience. These mastermind sessions with other highly successful realtors from North America help improve every aspect of my service to you or those you refer to me.

Real Estate Market Remains Far More Affordable than in Late 80's

After taking a short summer breather, the residential market is back on track for another record breaking year. Last month was the best September ever recorded in the history of the Toronto Real Estate Board with 5,846 homes sold through the TREB MLS system. Sales were up 16% from September 2001, our previous record. Average prices also jumped in September to $282,765 from $266,154 in August.

In straight dollar terms, this is the highest monthly average ever seen by the Board. However, this market remains far more affordable than that of the late 80's. It is the consistently low interest rates that continue to keep this market affordable. Low interest rates, coupled with low unemployment and increased immigration are the factors pushing Real Estate towards new sales records.

Average house prices broken down:

TREB's West districts averaged $263,131
Central districts averaged $378,521
North districts averaged $305,073
East districts averaged $230,388.

East York

In September, East York (E-3) saw 52 sales of detached homes for an average of $289,679. This is up 18% from the $246,108 recorded last September. Semi-Detached homes averaged $244,922 on the basis of 26 sales, down about 1 per cent from the $246,335 recorded in September 2001. And 34 Condo apartments sold in East York for an average of $161,082, up 14 per cent from the $141,541 from September 2001. Time-on-Market in East York was 31 days (compared to a city-wide average of 35 days) and the list-to-sale price ratio was 97 per cent.

Buried Treasure: Spring Bulbs

Spring bulbs exuberantly herald the end of winter with bright blasts of colour. They pleasantly surprise us as they emerge the following spring when everything else is still drab.

Use in perennial beds, containers, cutting gardens, naturalized areas, borders, formal gardens, or even in the lawn. Consider colours, heights, bloom time, and sun or shade when designing your bulb garden. Keep your bulb display going all spring by planting early, midseason & late varieties. Plant bulbs 6-8 wks before the ground freezes to give them time to grow some roots before winter sets in. Usually it's sometime between September and October.
