Happy Cold Weather!

Hope you are already prepared with your snow tires, and have turned off the hoses outside! Wow this year the cold weather came early!

Lots has happened since our last newsletter. Check out the Market Watch section as it was another month of growth, & great year over year numbers. Really good news for sellers & investors. As is the steady prime rate & low mortgage rates for buyers.

One of the JKT annual highlights is our Pumpkin / Halloween event! The screening of the movie ET at the Revue Theatre was a hit & yes a few tears were shed. What a classic! We are already wracking our brains for another winner. Let me know if you have any suggestions! Lots of action with costumes, pumpkins, candy, popcorn, numerous Daily Bread Food Bank donations & kids running around! See if you can spot me in the team photo!


Halloween Matinee fun!

Mary & I enjoyed Thanksgiving at the cottage and the amazing brightly coloured foliage - similar to Tyler's favourite things:) We have had the joy of looking after our friends dog Shelby for a while now, as they're on an extended trip in Italy. She fits right in with our fur kids Mickey & Murphy. See pic!

It has also been an intense time as far as giving back to the community with supporting charities that are making such an impact on some of the most vulnerable people in our city. I have to say more than anything it makes me feel so grateful for our blessings. There are a lot of people in need. Please be generous this season in your giving choices. This month we were at Sistering 24 Hour Drop-in centre at 962 Bloor St. W. What an experience, prepping fresh food in the kitchen helping the chefs with 400 home cooked healthy meals that day. Sistering is lovingly helping some of the most marginalized women in our city - read more about them in the Giving Back section.

Mary & I also enjoyed being guests of my Dad & his spouse Carolyn Acker at the 2019 Grad Ball for Pathways to Education. Inspiring stories from some of the grads from Pathways who are making such an impact in their respective fields, and surviving and thriving after being properly mentored & supported.

Market Watch ~ October 2019 Stats

November 5, 2019 - Toronto Real Estate Board President Michael Collins announced that GTA REALTORS® reported a 14% increase in residential sales through TREB's MLS® System in October 2019. Sales were up on a year-over-year basis for all major home types.

The trend of annual growth in sales versus annual decline in new listings continued in October 2019, with new listings down by 9.6% compared to October 2018. The resulting tighter market conditions GTA-wide compared to a year ago resulted in positive annual rates of price growth across all major market segments.

The MLS® Home Price Index Composite Benchmark was up by 5.8% on a year-over-year basis in October 2019 – the strongest annual rate of growth since December 2017. The average selling price for all home types combined was up by 5.5% to $852,142, compared to $807,538 in October 2018.

"As market conditions have steadily tightened throughout 2019, we have seen acceleration in the annual rate of price growth. While the current pace of price growth remains moderate, we will likely see stronger price growth moving forward if sales growth continues to outpace listings growth, leading to more competition between home buyers," said Jason Mercer, TREB's Chief Market Analyst.

The JKT's Featured Furry Friend – Mogli (Tyler & Ashley's dog)!

A few fun facts about Mogli!

Mogli the Pug was a surprise gift for Ashley's 30th Birthday, and life hasn't been the same since! He loves eggs, peanut butter, naps, long walks with Dad and being chased. He knows all of his toys by name and loves sleeping under the covers in bed. He thinks he's the boss at home... and he's probably right!

  • Autumn leaves – Ashley and I spent a few days in Collingwood recently and did a few hikes around the mountain. We really enjoyed seeing all the beautiful colours of the changing leaves on the trees and the ground. I've grown to appreciate the Fall and the changes that it brings!

Claire

  • Avoca Chocolate Cafe – Located at 850 Millwood Rd in Leaside. This place is a gem and the staff is excellent and so meticulous about how they hand paint their chocolates. It’s such a cute cafe offering amazing lattes, gelato, ice cream, chocolate and oh ya water for your dog. The best way to spend a lazy day with your pooch and a cup of Joe.

  • CN Tower – I recently had a friend visit from the UK, so we went up the CN Tower. It was amazing!! I had gone years ago, but had forgotten what a spectacular view it is from up there! And remember that glass floor!

Holly

  • Tiffinday ready-made South-Asian vegan stews are delicious and perfectly seasoned. Locally made using locally-sourced ingredients, and made every morning at a restaurant on Gerrard St East called Udupi Palace. I discovered them at The Sweet Potato in the Junction, a long-time favourite thing!
  • Cider House on Roncesvalles is a welcoming, cozy pub with locally-made craft cider and beer. They also have a small menu of really well-executed pub food. The fish and chips are excellent!
  • At the risk of sounding old fashioned, we like our Crock Pot. It is great for active work days and makes super sauces and stews. There are so many delicious recipes online now. Dinner ready right on time!
  • Elton John Farewell Yellow Brick Road concert – My goodness it was a musical tour de force! Absolutely loved every second. Julie and myself were both fortunate enough to have gotten tickets. The 12 minute version of Levon was extra special!
