THE ACTION:

One open house was all that was needed to find a buyer for this art deco era, one-bedroom bungalow on a 35- by 22-foot lot close to Bloor West Village.

WHAT THEY GOT:

Originally built as a chapel circa 1930, the 509-square-foot residence was completely gutted and given a modern makeover within the last year.

The roof and fencing were replaced, the kitchen and sole bathroom were remodelled, and the wiring, heating and cooling systems were updated, among other improvements.

There are 9½-foot ceilings above the main-floor bedroom, an open living area and kitchen with new hardwood floors, granite finishes and stainless steel appliances.

A rear door exits to a south-facing backyard, patio and garden, while a set of stairs nearby leads to a lower level office area and enclosed recreation room that doubles as a bedroom.

Street permit parking is available.

THE AGENT'S TAKE:

"It's a really cool place for someone who wants to be in the village," says agent Julie Kinnear. "How many modernistic places are there? Not many, especially for a deal. Everything else in there is $500,000 to $1-million."
