The Action: There was hardly time for showings of this semi-detached house and an even shorter period for those visitors to make offers to match or outdo one buyer’s bully offer.
What They Got: Just a block from the Toronto Railpath system in the Junction, this 1,125-square-foot structure has undergone a series of changes in the past four years, from landscaping of the 21-by-100-foot lot to the installation of a skylight over the stairs to remodelling the upper bathroom and larger of two bedrooms.
Hardwood floors, tile backsplashes and quartz counters also revamped the kitchen, which can be reached from the hall to the living room and separate dining area and family room, both with access to a custom deck.
There is a back shed and front parking pad.
The Agent’s Take: “A lot of semis are long and narrow, but this was extra wide with a large living room, a proper dining room space, over nine-foot ceilings, and a main floor powder room, which is so unusual, especially for a house that size,” says agent Holly Chandler, who notes many neighbouring lots are 18 to 20 feet wide.
“It had nice curb appeal and the backyard was all landscaped with a great built-in seating area.”
The sellers also made a good call on what to scrap and salvage. “It’s one of the original houses on the street, so it has lots of original character,” Ms. Chandler notes. “The kitchen was done with a really good layout … and the bathroom had been totally renovated. It was a really efficient use of space.”
