Exciting Announcement!
Happy Thanksgiving! I hope this message finds you & your family well. Haven’t we been lucky with the balmy weather so late in the year? Feeling pretty grateful that we have so far avoided alot of the extreme weather phenomena. As I write this the Gulf Coast of Florida is preparing for a wicked hurricane.
I was pretty thrilled to attend the 100th anniversary in September of the overnight camp that I attended growing up - Camp Oconto. It certainly shaped me in many ways with the skills learned, leadership and practical skills like swimming / lifeguarding. It also started me volunteering as a counsellor at Camp Oochigeas (camp for kids with cancer). I am so grateful for those many years forging deep lifelong friendships that are still with me today. If you need anyone to highlight the virtues of camp, count me in! I am also grateful for camp as it was through Oconto that I met long time JKT member Jen Palacios, and consequently that I met her sister, my wife Mary!! So all around yay! The reunion weather was pretty darned perfect. Double Yay!
There is lots going on at the JKT. We have had a super successful & rewarding year working together with many clients selling and buying. The interest rates continuing to drop helped, along with the pent up demand after a very slow 2nd half of 2023. The Fall market is a little a hit and miss right now as some buyers seem to be waiting / anticipating a further drop in rates. Ironically when buyers are trying to time the market perfectly they often end up buying as home prices are on the rise again. I am happy about some of the new changes also coming - especially the increase of the insured mortgage level from $1 mil to $1.5 mil which makes alot of sense in the city. It allows buyers with less than 20% down to make a move and insured mortgage rates are often significantly lower.
The really BIG news that I am absolutely THRILLED to share is that the JKT joined forces this year with the Farquhar Advantage team led by Courtney Farquhar & Ruairi O’Brien. You know that feeling when the stars align, and everything… just… clicks? That is precisely how to describe the series of events that have led to this moment.

Market Watch ~ More Affordable Market ~ Rates Cuts
Greater Toronto Area (GTA) home sales increased year-over-year in September. Buyers were starting to take advantage of more affordable market conditions brought about by interest rate cuts and lower home prices.
“As buyers take advantage of changes to mortgage lending guidelines and borrowing costs trend lower, home sales will steadily increase in relation to population growth. With every rate cut, a growing number of GTA households will afford a long-term investment in home ownership, including first-time buyers,”
said Toronto Regional Real Estate Board (TRREB) President Jennifer Pearce.
GTA REALTORS® reported 4,996 home sales through TRREB’s MLS® System in September 2024 – up by 8.5 per cent compared to 4,606 sales reported in September 2023. New listings entered into the MLS® System amounted to 18,089 – up by an even greater 10.5 per cent yearover-year. On a seasonally adjusted basis, September sales increased on a monthly basis compared to August, along with new listings.
The MLS® Home Price Index Composite benchmark was down by 4.6 per cent year-over-year in September 2024. The average selling price, at $1,107,291 was down by a lesser one per cent compared to the September 2023 average of $1,118,215. On a seasonally adjusted basis, the average selling price edged up slightly compared to August.
“The annual improvement in September home sales was more than matched by the increase in new listings over the same period. This resulted in a better-supplied market and increased negotiating power for buyers re-entering the market. The ability to negotiate on price, led to moderate year-over-year price declines, particularly in the more affordable condo apartment and townhouse segments, which are popular with first-time buyers,”
said TRREB Chief Market Analyst Jason Mercer.
“We are pleased with the positive changes to mortgage lending guidelines announced over the past month. The ability for existing mortgage holders to shop around for the best rate without facing the stress test will result in more affordable renewals. Longer amortization periods and the ability to insure mortgages for purchases over $1 million dollars will give home buyers more options as the GTA housing market recovers. TRREB has long been calling for these changes to give buyers more flexibility as they navigate their home buying journey,”
said TRREB CEO John DiMichele.

You might think that the bank you’re with is going to give you the best rate on your mortgage. Many times, you’d be incorrect.
The person you really want to speak to is a mortgage lender. All they do all day is mortgages. Many of them even have special programs that can make buying a home more affordable.
Having a pre-approval letter is essential. It also lets you know exactly how much you can afford, as online estimates are rarely accurate.

In 2000, Jane Boake founded Canine Opportunity, People Empowerment (COPE) near Barrie, Ontario, Canada.
