Condo registration prompts rush to sell

As soon as the south tower of the Beyond the Sea community was registered earlier this year, numerous owners rushed to list their suites for sale. This meant many units sat on the market for months or were rented out in the interim, but this premium two-bedroom model sold within a few weeks after positive feedback during showings and open houses.


On the 23rd floor of the newest highrise within a three-tower complex by Empire Communities, this 769-square-foot suite features the "Sand Dollar" design with two bedrooms flanking an open living and dining area with southeast-facing windows and one of two sets of sliding balcony doors.

Situated by the entrance foyer, there is a U-shaped kitchen with hardwood floors, granite counters and stainless steel appliances, as well as one of two bathrooms and stacked laundry machines.

Additional conveniences include a locker and parking spot, plus a monthly fee of $498 to pay for water, heating, 24-hour concierge and amenities, including a party room, rooftop terrace, business centre, indoor pool, gym, yoga and boxing rooms.


"The Sand Dollar was a more preferred layout. When it was in pre-sale mode it was certainly popular and sold out then too, so we sold this relatively quickly compared to most in the building," says agent Julie Kinnear.

"It had a larger balcony and a split floor plan, so the bedrooms were on either sides, and the way it was situated in the building, the view was unobstructed … of the Humber Bay Park." Buyers also liked the attractions in the up-and-coming neighbourhood. "They don't have a lot of amenities around there now, but there seems to be a lot of condos built around it, so that area is going to continue to improve with restaurants and shops," adds Ms. Kinnear.
