Detached house in Davisville Village sells for $161,100 over asking price

The Action: In April, the real estate scene in Davisville Village was quite varied with some sellers accepting bully offers and others waiting for any bids at all.

This classic detached house received about 80 visitors between two open houses and fetched three competing offers.

What They Got: Aspects of this century-old home are less than a year old, including hardwood floors in three second-floor bedrooms and a 630-square-foot basement reworked with heated floors in the bathroom, laminate floors in the recreation room and broadloom in the office.

In 2001 and 2005, a garage was added, wiring redone, upper bathroom expanded and walls removed between an open front den, living room, dining area with a deck and a galley-like kitchen with granite and stainless steel appointments, as well as access to a new rear office with a built-in desk and second exit to the fenced 25-by-119-foot lot.

The Agent’s Take: "Belle Ayre is a really quiet little street in a busy neighbourhood, so it’s a little hidden spot," says agent Julie Kinnear.

"[Plus] Maurice Cody is pretty coveted for kids: it’s a highly rated school and it’s got a daycare program."

The home also combines many of the modern must-haves. “The sellers did a huge reno 10 years ago where she opened up the entire main floor, so that was incredibly amazing," Ms. Kinnear says. "And she made the bathroom bigger on the second floor, so she did a lot of things you’d want."
