BTW, since our last newsletter the Toronto Raptors captured all of our hearts winning the NBA title! How exciting was that? Woohoo!

Our JKTeam is experiencing a strong real estate market that has continued going gangbusters through July as expected. This year the deep cold of winter and low inventory made for a late start to the traditionally busy spring market, and unfortunately many buyers did not find what they were looking for, and are still in the market, waiting for the right property. So, yes if you are considering selling, it is a good time. Especially if you are not in any hurry and are waiting for an optimal time. It's all about supply and demand and currently there is a good demand! Check out the Market Watch section, as they describe what is happening overall out there. Obviously it is a big city and there are unique pockets, so nothing is completely straightforward, please get in touch with us so we can help you figure out the best options for YOU personally.

We have been attending numerous extracurricular training that helps our team stay top of market. Big thank you to Mo Anderson who came to Canada this June. Mo was the first CEO of Keller Williams International and was instrumental in growing it into the powerhouse brokerage that it is worldwide with 180,000 agents. Mo is now an 82 year old who has more energy than people half her age. It is fascinating to learn how she creates a strong culture of high professional and personal standards to stay as market leaders.

I was privileged to speak with the Matthew Regan Team from Mississauga who are a large group of highly motivated, successful and determined individuals. Matthew returned the favour and spoke with our team about their leading practices. It is great to mastermind with people who are on the front line. On a personal note, my Proud Mary's Cycling Team participated in the Ride To Conquer Cancer again and we had our most successful year yet (raising over $82,000. PMH research). I must say it warms my heart to be a part of such a powerful passionate movement - being surrounded by so many people fighting the good fight to help conquer Cancer in our Lifetime is extremely inspirational. The hours of training and organizing our 18 strong team of riders is all worth it. So grateful.

Market Watch ~ GTA REALTORS® Release June 2019 Stats

July 4, 2019 - GTA REALTORS® reported 8,860 sales through TREB's MLS® System in June 2019, representing a 10.4% increase compared to June 2018. Over the same time period, total new listings remained at a similar level for the month of June & active listings at month-end were down by 5.7%.

Sales & new listings statistics for the first half of 2019 compared to the same period in 2018 painted a similar story to that of June. Sales were up by 8.5%, while new listings were up by less 1%. This shows that sales accounted for a greater share of listings compared to last year, which means that competition between buyers increased, resulting in renewed price growth in many segments of the market.

"As I start my term as President of the Toronto Real Estate Board, I am proud to say that the Greater Toronto Area continues to grow, in terms of employment, population and overall diversity. As people are attracted to our region from all around the world, they obviously need a place to live. Over the next year, as demand for ownership & rental housing continues to grow, my hope is that we will see more movement from policy makers on two fronts: alleviating the constrained supply of housing & providing more flexibility around demand-side policies, including the OSFI 2 % point mortgage stress test & allowable amortization periods on insured mortgages," said new TREB President Mr. Collins.

The overall average selling price in June 2019 was $832,703 – up by 3% compared to the average of $808,066 in June 2018. Price growth was driven by the higher density market segments, including semi-detached houses, townhouses & condominium apartments. The MLS® Home Price Index Composite Benchmark was up by a similar annual rate of 3.6%. For the first half of 2019, the average selling price was $810,661, representing an increase of 2.4% compared to the first half of 2018.

"Buyers started moving off the sidelines in the spring, as evidenced by strong year-over-year price growth throughout the second quarter. However, because we saw virtually no change in the number of new listings, market conditions tightened and price growth picked up, especially for higher density home types, which, on average, are less-expensive than traditional detached houses and therefore provide more affordable housing options under the new OSFI stress test regime," said Jason Mercer, TREB's Chief Market Analyst.

In recognition of the 50th anniversary of the Stonewall Riots in NYC, along with the fact that certain provincial arts and culture funds (like Celebrate Ontario) are being cut, The JKT and local artist Mary McLorn Valle have collaborated to raise much needed funds for the non-profit Inside Out Film Festival, which supports and tells the much needed stories of the LGBTQ community.

The JKT's Featured Furry Friend - Danny the Cat

Danny is Lisa Taliano's rescue cat. Danny was approx 1-2 years old at the time they welcomed him home in Feb 2009 (now he's 11 or 12). It was Lisa and her daughter's first family pet (outside of a goldfish)!

A few interesting facts about "the best cat" Danny!

  • Maine Coon breed with big green eyes & a beautiful coat of fur.
  • Left outside an animal rescue in the cold.
  • The vet called him an "Olympian" as he jumped high onto cabinets :)
  • Super loving, loyal, protective and curious beyond.
  • Very social! Loves to greet at the door and all human friends.
  • Enjoys play, chasing after balls and even fetch. Adores chasing after a laser and catnip toys too!
  • Enjoys roaming around outside regularly, sticking close to home and never runs away.
  • Will sit by an open window to listen to the sounds of nature, especially birds.
  • Visited Lisa's grandmother while she was in hospice & she loved how he sat on her bed & comforted her.
  • From Lisa: "We are lucky to call him a member of our family and so grateful he is with us."

  • Humber Bay Park West – Everybody loves the lake shore in the summertime, yet not many are aware of this secret little park that's a favourite of ours. It's quieter with less people, lots of beaches and lake access, walking paths, and the big draw for us – a huge off leash dog park with lake access, grass and shade for the fur babies. Mogli loves it here! You can get there by taking Humber Bay Park Rd W, just west of Parklawn on Lake Shore. The secret's out! 

Claire

  • Return of Big Little Lies and Handmaids Tale – Meryl Streep is incredible in the role of the mother in-law in Big Little Lies.

  • The Distillery District – They always seem to have something new going on at the Distillery District. Currently there is an art installation called the Aliens. It is just a fun place to go – and in the Summer it’s fun to see all the tourists!!

  • Open and Shut Case for Web Cam from Telus – This is such a cheap and simple game changer for your online privacy! No more need to put an ugly temporary sticky note on your laptop camera. This just simply slides over the camera, and slides back when/if you need it. I love it!
