This updated semi-detached house was the object of desire for many bidders largely based on its location in Leslieville, says agent Julie Kinnear.
"It was a big feeding frenzy," she says. "That area is really hip and happening!
The 1,218-square-foot house is situated on a quiet, dead-end street, yet is still close to the attractions on major streets nearby, such as the Indian Bazaar on Gerrard Street, shops and restaurants on Queen Street, and big-box stores around Lake Shore Boulevard.
The roughly 70-year-old house is also loaded with essentials and extras - from a main-floor powder room to a double garage off a laneway - which was a bonus. "It kind of had it all," says Ms. Kinnear.
Even the lower level was finished with a recreation room, full bathroom and laundry room with a kitchen area and separate rear exit. "It had the potential for a basement apartment," says Ms. Kinnear.
Within the last year, the sellers installed new wiring, furnace and Thermopane windows, repainted the interiors and remodelled all three bathrooms.
"It was really horrible when they bought it, so they really did a nice job fixing it up," adds Ms. Kinnear.
The main kitchen features new porcelain tile floors, extensive cabinetry and stainless-steel appliances, plus access to a stone patio.
The front door opens into a sky-lit sunroom with an exposed brick wall and bamboo floors.
Behind it, the open living and dining rooms showcase hardwood floors, pot lights above and stainless-steel railings along the stairs to the three bedrooms upstairs.
